The concept of cabin/cottage in-fill zoning regulations would be to permit an increase in the maximum density (each zone district in town that allows residential uses identifies the maximum number of residential units permitted per acre in that zone area) in the predominately residentially zoned areas of town, in exchange for small, compact homes to be built on a single parcel.

Staff is looking into establishing cabin/cottage in-fill zoning regulations for Frisco.

Generally, cabin/cottage in-fill development consists of groupings of small, single family dwelling units clustered around a common area and developed with a coherent plan for the entire site – the shared common area and coordinated site layout may allow densities that are higher than is typical in single family neighborhoods with more usable open space on the site, while minimizing impacts on adjacent residential uses. This type of housing concept is intended to provide a variety of different style of units that could meet the needs of changing household sizes (i.e. retirees, young families, single persons, etc.)
